Details that last

Free-standing elements fail from the top

A building wall has a roof and an overhang above it. A monument sign at the entrance, a dumpster screen wall, a column at a porte-cochere or a foam cornice at the top of a parapet has nothing above it at all. Rain lands on every flat surface, sits there and soaks in. That is why these elements crack, stain and shed their finish years before the main facade does.

We build and repair them to shed water. Wall tops get a sloped cap or a metal coping with drip edges, foam bands and cornices get a slope on top and a reinforced base coat, column bases sit above paving with a way to drain, and masonry screen and retaining walls get waterproofing on the soil side. Where signage is mounted through the stucco, penetrations are sealed at every fastener.

Finishes are matched to the main building so the entrance, signage and site walls read as one property. For the facade itself, see stucco repair and EIFS restoration.

What we build & refinish

Commercial site walls and facade details

New work or a refinish, the same rule applies to every piece: give water a way off and out.

Screen & dumpster walls

Block enclosures for dumpsters, mechanical equipment and loading areas, stuccoed on both faces with sloped caps and impact-resistant bases.

Built for truck traffic

Monument & entry signs

Sign bases and monument walls for shopping centers, office parks and residential communities, finished to match the property.

First thing visitors see

Retaining walls

Block or concrete walls stuccoed on the face, with the soil side waterproofed and drained so ground water does not blister the finish.

Drained behind the wall

Columns & piers

Entry columns, canopy piers and storefront piers wrapped and finished, with the base held off the slab so it does not wick water.

Bases kept dry

Parapets & copings

Parapet walls rebuilt or refinished with the coping, cap flashing and roof-to-wall details that keep water out of the top of the wall.

Weak point on every roof

Cornices & foam profiles

Cornices, bands, window surrounds and tower details shaped in foam, reinforced with mesh and finished to match or contrast.

Sloped tops, sealed joints
Substrate first

Each feature needs its own build-up

Stucco on a block screen wall bonds to the masonry; stucco on a framed column, parapet or sign base needs a weather barrier and lath like a building wall; foam cornices and bands are a different system again. Using the wrong build-up for the substrate is a common reason a detail cracks or comes loose within a few years.

We look at what each wall or feature is made of, how it drains, what it gets hit by and where it meets the building, and we put what it needs in the written scope. If the work is part of a larger project, we can schedule it with a stucco installation or a facade recoat so everything finishes in one color.

Our process

How we build a wall or detail

Smaller pieces move faster than a full facade, but base coats still need time to cure, and work near drive aisles and entrances needs a plan.

Assess & plan

We look at the substrate, how water reaches the feature and where it ties into the building, then lay out caps, joints, flashing and site protection.

  • Substrate identified
  • Drainage & caps planned
  • Traffic & access planned

Prepare & build

Masonry is cleaned and dampened for bonding, framed pieces get barrier and lath, and foam profiles are shaped and set.

  • Loose material removed
  • Lath or bonding coat
  • Profiles set and reinforced

Coat & finish

Base coats go on and cure, then the finish is applied with color and texture matched to the building or set to the approved accent.

  • Coats cured properly
  • Texture matched by hand
  • Joints sealed

Cracking on a sign base, column or parapet?

We will find out why before refinishing it, so the new coat does not crack the same way.

Walls & details in Cumming

First impressions at Cumming’s entrances

Along GA 400, Peachtree Parkway and Highway 20, a property’s monument sign and entry walls are what passing traffic sees first.

Office parks, shopping centers and apartment communities around Cumming tend to mark their entrances with stucco monuments, columns and walls. Many sit on sloped, graded sites in Georgia clay, which means retaining walls behind them and runoff against their bases. We see cracked caps, stained bases and failed sign mounts most often, and they are usually quick to correct once the water path is fixed.

Monument signs

Stucco sign bases and panels rebuilt, re-capped and refinished to the property’s colors.

Screen and retaining walls

Dumpster, equipment and site walls waterproofed, capped and finished.

Cornices and trim

Foam profiles, bands and column details repaired or fabricated to match.

Questions & answers

Site wall & detail questions from Cumming

What property managers and owners in Cumming ask about stucco walls, signs and trim.

Can you repair a cracked stucco monument sign?
Yes. We find out why it cracked, usually water entering at the top or at sign fasteners, rebuild the damaged areas, add a proper cap and refinish it to match the property.
Do we need a permit to rebuild a monument sign in Cumming?
Sign structures are often regulated separately from routine facade repair, and rules differ between the City of Cumming and unincorporated Forsyth County. Check with the city or county before rebuilding or changing a sign base.
Can you stucco an existing block screen or retaining wall?
Yes. We clean and prepare the block, waterproof the soil side of retaining walls where it can be reached, and apply stucco with a cap that sheds water.
What is foam trim and how long does it last?
Foam trim is shaped insulation board coated with reinforced base and finish, used for cornices, bands and window surrounds. With a sloped top and sealed joints it lasts as long as the facade around it.
Can you match new trim to our existing profiles?
Yes. We measure the existing profile and have new pieces cut to match, then finish them in the building’s color and texture.
