Commercial Stucco Recoating in Cumming

Next to brand-new construction, an older Cumming center or office building can look dated fast. Over a sound wall, a new finish coat or coating changes the color, evens out years of patches and makes the property competitive again.

Refresh, don’t replace

Competing with new buildings without re-cladding

In a county where new retail, office and apartment buildings open every year, a faded or patchy facade costs leasing conversations. Prospects compare your building with the fresh one down the road. The good news is that most stucco and EIFS facades do not need to come off to look current. A recoat applies a new, uniform finish across whole elevations, and it can change the color scheme entirely.

The catch is that a recoat is only as good as the wall under it. New finish over wet sheathing, open cracks or failed sealant will look great for a year and then blister, stain or crack along the same lines. So every Cumming recoat project starts with a survey of the substrate and joints, and the scope includes the repairs that have to happen first.

From there we clean the wall, repair cracks and damaged areas, replace sealant that has failed, and apply the finish system: acrylic or cementitious finish coats, or elastomeric or breathable coatings, chosen for the substrate and exposure. We prepare sample areas so owners, boards and brand managers approve the color and texture on the actual building.

What we apply

Commercial recoat and finish work

Every finish project starts with the same check: is the wall underneath dry and sound? After that, it is about the look the property needs and how the wall needs to breathe.

Whole-building recoats

A new finish or coating applied corner to corner on every elevation, so old patches, stains and uneven fading disappear.

No lap marks mid-wall

Color changes & rebrands

A new color scheme for a repositioned shopping center, a new tenant’s brand standards or an office building heading back to market.

Sample areas approved first

Elastomeric recoats

Thick, flexible coatings that bridge hairline cracks and shed water, used on walls that have been tested and are dry behind the finish.

Only over a dry wall

Breathable coatings

Vapor-open coatings for hard coat stucco walls where trapping moisture would do more harm than good.

Lets the wall dry

Condo & HOA reserve projects

Recoats planned around a reserve study and budget, phased by building or elevation, with a written scope the board can approve.

Itemized for the board

EIFS finish renewal

Recoating sound EIFS with a compatible finish after joints are replaced and damaged areas are repaired.

Joints replaced first

Choosing the right finish for the facade

Acrylic finishes give an even color, flex more than cement and hold color well, and they are the usual choice for renewing EIFS. Elastomeric coatings go on thicker and bridge fine cracks, which suits weathered stucco on condominiums and apartment buildings, but they slow drying, so we use them only where the wall has been tested and is dry. Breathable coatings let hard coat stucco dry out where vapor would otherwise be trapped.

We tell you which option fits each building and why, and put it in the written scope. Before a full recoat we prepare sample areas on the building so the owner, board or brand manager sees the color and texture in daylight before committing to every elevation.

Our process

How a commercial recoat works

Most of the result is decided in the prep. A coating bonds only as well as the surface it goes on, and an occupied property needs a plan as much as a crew.

Test & document

We take moisture readings, sound for loose or hollow areas and look at every joint, window perimeter and penetration before recommending a finish.

  • Readings by elevation
  • Delamination checked
  • Photo documentation

Scope, samples & phasing

You get an itemized scope that separates repairs from finish work, sample areas for approval, and a phasing plan around tenants, residents and business hours.

  • Repairs priced separately
  • Samples approved on site
  • Phasing for budgets

Prep & recoat

Walls are cleaned, cracks and failed sealant are repaired, glass, storefronts and landscaping are masked, and the finish goes on corner to corner.

  • Wall washed & dried
  • Entrances kept open
  • Daily cleanup

Planning a recoat for leasing or reserves?

We will check whether the facade is sound enough for a recoat and put the options in a written scope you can take to ownership or the board.

Facade refresh in Cumming

Re-tenanting and repositioning older Cumming properties

As newer centers and offices open across Forsyth County, owners of established properties use recoats to reposition rather than rebuild.

Older centers along Market Place Boulevard and Highway 20, and office buildings from the earlier waves of GA 400 growth, often carry several shades of patching and faded accent colors. A coordinated recoat ties the elevations together again, and it is a natural moment to update the palette before a major lease-up or sale. Where shopping center covenants, association rules or local design standards control colors, we provide samples for approval.

Color changes

Questions & answers

Recoating questions from Cumming

What Cumming owners and managers ask before refinishing a commercial facade.

Can you put a new finish over old stucco or EIFS?
Yes, when the wall underneath is sound and dry. We survey first, repair cracks, damaged areas and failed joints, then apply a finish system compatible with the existing cladding.
Is it better to paint commercial stucco or recoat it?
Standard paint forms a film that can trap moisture and peel on stucco. Purpose-made finish coats and stucco coatings are designed for the substrate and last longer. We recommend the system based on the wall and its exposure.
Do we need approval to change our building’s color in Cumming?
Possibly. Downtown and town-center areas may have color and material standards, and many shopping centers and associations control exterior colors through their own documents. Check with the City of Cumming or Forsyth County and your governing documents before choosing colors.
Can you recoat while tenants are open?
Yes. We work elevation by elevation, protect storefronts, walkways and parked cars from overspray and drips, and coordinate around tenant hours and deliveries.
How long does a commercial recoat last?
It depends on the product, the exposure and how well the wall and joints were prepared. Recoats over properly repaired walls with new sealant hold up far longer than finishes applied over existing defects.
How is a recoat priced?
By square footage, the amount of repair needed first, joint replacement, access equipment and the finish system selected. We send an itemized written quote by elevation.
