Commercial Waterproofing in Cumming, GA

Most leaks in Cumming commercial buildings come through joints, not through the stucco. We replace failed sealant and expansion joints, correct flashing at windows and roof lines, and apply coatings that keep wind-driven rain out of the wall.

Keep water moving

The joints fail long before the wall

A stucco or EIFS facade is only as tight as the sealant around it. Every window perimeter, storefront frame, expansion joint, light fixture and sign penetration on a Cumming building depends on a bead of sealant bonded to both sides of the joint. In Georgia sun that sealant hardens, shrinks and pulls away from one edge, usually years before the cladding itself shows any wear.

When that happens across a building at the same time, which it does on properties where every joint was installed in the same month, small leaks start showing up on several elevations at once. Tenants report them one at a time, and they get fixed one at a time, with caulk over caulk.

We look at the building as a system instead. We check joint adhesion and depth, inspect flashing at window heads, sills and roof-to-wall lines, and decide whether the right answer is a targeted repair, a full joint replacement program, or an elastomeric or breathable coating over the field of the wall. The written scope explains which and why, elevation by elevation.

What we waterproof

Commercial waterproofing work in Cumming

These are the details we check and correct on office, retail, multifamily and hospitality buildings.

Sealant replacement programs

Old sealant is cut out, joints cleaned and primed, and new backer rod and sealant installed, building-wide or elevation by elevation.

Phased over budget cycles

Expansion joints

Failed expansion and control joints are rebuilt and sized so the joint can move with the building instead of tearing.

Joints that flex, not split

Window & storefront perimeters

Perimeter sealant, sill flashing and head details are corrected so water running down the wall is turned out, not in.

Water tested, then sealed

Parapets & roof-to-wall

Parapet caps, coping joints and roof-to-wall flashing are corrected where water enters the top of the wall.

Weak point on every roof

Elastomeric & breathable coatings

Elastomeric coatings to bridge fine cracks, or breathable coatings where the wall needs to dry outward, chosen for the substrate.

Matched to the wall

Penetrations & attachments

Tenant signage, light fixtures, mechanical lines, railings and balcony attachments are flashed and sealed where they pass through.

Sealed at every fastener

Choosing the right waterproofing scope

A coating can’t fix a missing flashing, and new sealant won’t help a parapet whose cap is open. We start with the details where water is actually getting in, and only recommend a coating when the face of the wall needs one.

Coating choice matters too. Elastomeric coatings bridge hairline cracks and shed rain well, but a non-breathable film over a wall that is already wet can trap moisture. Where readings show wet areas, we repair those first.

For sealant, the question is usually full program or targeted repair. If the joints are the same age everywhere, replacing them in one program is usually the better value. If failures are concentrated on one or two elevations, we can phase the work so it fits operating budgets or reserves.

Our process

How we waterproof an occupied building

Sealant and coating work depends on weather and cure time, so we plan the sequence and access with you before work starts.

Survey & test

We walk every elevation, check sealant adhesion and condition, take moisture readings at windows and joints, and water test where tenants have reported leaks.

  • Sealant condition by elevation
  • Moisture readings mapped
  • Leak points confirmed

Scope & phasing

You get an itemized scope that separates active leak repairs from preventive work, with phasing options by elevation or by building.

  • Itemized by elevation
  • Program or targeted options
  • Access & scheduling plan

Seal, flash & coat

Failed joints come out and are rebuilt, flashing is corrected, any wet substrate found along the way is replaced, and coatings go on where the wall needs them.

  • Joints primed & tooled
  • Flashing corrected
  • Daily cleanup

Tenants reporting leaks after storms?

That usually points to a joint or flashing detail. A water test can confirm the source before you commit to a full program.

Waterproofing in Cumming

Wind-driven rain on open North Georgia sites

Many Cumming commercial buildings sit on cleared, elevated pads with little around them to block weather, which puts more water on the walls.

Retail pads along GA 400 and office and medical buildings on graded hillsides take summer thunderstorms head-on, often on the same one or two elevations every time. Those walls are where we find sealant failing first. We map leaks by elevation so the waterproofing budget goes to the exposures that need it, and the protected sides can wait for a later phase.

Sealant joint programs

Cut out, prepare and replace perimeter and panel joints with properly sized backer rod and sealant.

Expansion joints

Joints between building sections and at floor lines on taller office and multifamily buildings.

Questions & answers

Waterproofing questions from Cumming

Answers for Cumming property managers planning sealant, flashing or coating work.

Is stucco waterproof on its own?
No. Cement stucco absorbs water and dries out again. A wall stays dry because of the weather barrier, flashing, sealant joints and weep screed around the stucco. When one of those fails, water reaches the sheathing.
How often should commercial sealant joints be replaced?
It depends on the sealant, the joint design and the exposure. Rather than replacing on a fixed calendar, we test adhesion and inspect for splitting and hardening, then recommend a full program or targeted replacement based on what we find.
What is the difference between elastomeric and breathable coatings?
Elastomeric coatings are thick and flexible and bridge fine cracks, which suits walls with hairline cracking. Breathable coatings let water vapor escape, which matters when the wall needs to dry out. The right choice depends on the substrate and its condition.
Which Cumming buildings need waterproofing first?
In our experience, elevations facing the prevailing storms on open, elevated sites along GA 400 and other cleared pads fail first. We start there, confirm with moisture readings, and phase the less exposed sides into later budgets.
Do we need a permit for sealant or coating work in Cumming?
Sealant and coating work is often handled differently from structural or sheathing repairs, but requirements vary by scope and jurisdiction. Check with the City of Cumming or Forsyth County, depending on where the property sits, and with any owners association that controls exterior colors.
How is waterproofing work priced?
By linear feet of joint, square feet of coating, access needs such as lifts or swing stages, and how much prep and substrate repair the wall needs. You receive an itemized written quote after the site walk.
