The envelope trade on your schedule

Sequence the envelope before the schedule slips

On a busy Forsyth County job site, the cladding is where schedule pressure and envelope quality collide. Framing and sheathing run late, windows arrive early, the roofer needs the parapets, and everyone wants the scaffolding gone. When the weather barrier, window flashing and roof-to-wall details are not sequenced around that pressure, laps run backward and the building leaks before it is leased.

We plan our package around the trades that touch the wall. Before mobilizing, we walk the details with the superintendent: window and storefront flashing, roof-to-wall and kick-out flashing, parapet caps, through-wall penetrations and transitions to brick, stone and siding. We build a mockup when the specifications call for one, and we tie our weather barrier into the work of the other trades so responsibility is clear.

We bid from plans and specifications on multifamily buildings, retail and mixed-use, office and medical work, and hospitality projects. Our crews work hard coat stucco and drainable EIFS, and we can carry glass-mat sheathing details when the GC wants one trade responsible for the wall.

Choosing the system

Hard coat or EIFS for your project

Most commercial projects are specified for either three-coat portland cement stucco or a drainable EIFS, and some use both on different elevations. Hard coat stucco is a dense, impact-resistant cement finish built over a weather barrier, lath and weep screed. EIFS adds a layer of insulation board behind a reinforced base coat and finish, and makes larger foam profiles and cornices practical.

Whichever system is specified, the parts that decide whether the wall stays dry are the same: a continuous weather barrier, flashing at windows, parapets and roof-to-wall transitions, control or expansion joints where the design calls for them, and sealant at every termination. When we review your documents, we point out details that conflict with the system manufacturer’s requirements so they can be resolved before the bid is final, not during construction.

Building in Cumming

Construction realities in a growing county

New apartment, retail, office and medical projects around Cumming bring their own site and scheduling conditions.

Graded sites in red clay mean mud at the base of the wall and splashback on fresh finishes, so we protect weep screeds and lower courses until paving and landscaping are done. Multi-building apartment projects need crews that can leapfrog from building to building as framing releases. Summer heat and the occasional winter freeze both limit when base and finish coats can go on, and we build those windows into the schedule rather than discovering them.

Multifamily phasing

Building-by-building sequencing that follows framing and dry-in on large apartment sites.

Weather windows

Application timed to temperature and humidity limits through Georgia summers and cold snaps.

Submittals and mockups

Product data, details and mockups delivered for architect and owner approval.

Questions & answers

New construction questions from Cumming GCs

What general contractors and developers building in Cumming ask before awarding the cladding.

Do you bid from plans and specifications?
Yes. Send the drawings, specifications and schedule, and we return a written proposal with clear inclusions, exclusions and assumptions about sequencing.
Who handles permits and inspections on projects in Cumming?
The general contractor normally holds the building permit with the City of Cumming or Forsyth County, depending on where the site is. We coordinate any required inspections of our work with the GC’s schedule.
Can you keep up on a large multi-building apartment project?
We plan multifamily work building by building and agree on release points with the superintendent so our crews move as framing, windows and roofing are ready.
Who is responsible for window and roof-to-wall flashing?
That should be defined in the contract. We review the details with the GC before mobilizing and can carry flashing in our scope so laps and integration are handled by one trade.
Should the project use hard coat stucco or EIFS?
Many buildings use both: hard coat at ground level and entries for impact resistance, EIFS above for insulation and profiles. We can discuss the trade-offs with the design team.
Do you install in cold or hot weather?
Yes, within the manufacturer’s limits. We adjust timing, tenting, misting and protection to the season so coats cure properly.
